Read reviews before you book Positive: The location and the view were 10/10! Negative: Where do I start? Disappointing stay due to poor management and lack of communication Unfortunately, our experience with Opulent Stays Melbourne fell far short of expectations. It’s important to note that the apartment managers are not the building reception staff, so any issues rely entirely on Opulent Stays choosing to respond—something they were very slow and inconsistent with. We stayed as a group of five (three adults and two children), and the apartment was noticeably more worn than the photos suggested. The carpet and sofa bed were stained, and we were not provided sheets or a pillow for the fifth guest. The kitchen was one of the most disappointing aspects. It was very poorly stocked: a coffee machine with no pod or granules, no tea towel (we had to use a hand towel), only one wine glass, three mugs, no drinking glasses, and only plastic children’s teaspoons. The oven had visible grease droplets, and the plates in the cupboard were wet—something we only realized after plating our dinner on the first night. On top of this, the first time we took out the kitchen rubbish bag, we were shocked and disgusted to find the kitchen bin was filthy and clearly had not been cleaned in a very long time. It was unhygienic and completely unacceptable. The dining table setup also fell short. Although the listing suggests seating for four, only three chairs were available—and one of them was dangerously loose. A fourth broken chair was stored in the cupboard. This meant our group couldn’t sit and eat together at a table. The bathroom itself was lovely, but for five guests over four nights, we were given just two small tubes of body wash and shampoo, and no soap bars (free toiletries advertised). You will need to bring extra toiletries if you’re staying as a larger group or for more than a night or two. Access to amenities was another major issue.

Astounding views, very comfortable Positive: The view and facilities were amazing. The rooms are large and all have exceptional views. They provided all the things in the kitchen that you would need, including cling wrap! They also provided enough shampoo, conditioner and body wash for 5 people for our stay. The beds were comfortable with views from both rooms. The pool is huge and warm with 2 large spas, sauna and steam room, there is also a beautiful outdoor area with seating and BBQ area. The whole apartment block is clean and tidy. It is so close to the trams, Southern Cross and lots of food places. It is such a convenient place that is comfortable and beautiful. Negative: I tried contacting them on both the phone number and email provided over 15 times before our stay and got no response. The only response was the same auto generated email to fill in the form requesting licence, card details and $400 holding bond. There were questions that I really wanted answers to, unfortunately I couldn't ask.

Not 5 star, unhygienic Positive: Location is the only thing going for this property. Stunning views everything else requires replacement including housekeeping Negative: Furniture is all cheap Ikea, so badly stained we purchased linen to allow us to sit on it. Walls have marks throughout, aircon is excessively noisy. Beds were uncomfortable and falling apart. Additional bedding was a $20 inflatable mattress that had a hole in it🤣 As others have stated we requested linen for the "sofa" and needed to ask for 2 days to be supplied. Uber delivery from Coles received on first night with a new thin Donna, no covers or additional linen. The bathroom was unclean and grime in the lower end of the shower. we purchased cleaning products so we could use amenities. Unclean bowls were left in upper shelving. Only one frypan to try and cook was a stress as grime completely covered rangehood. The fridge door handle was broken. Did not attempt using coffee machine. Suggest wash everything prior to using if deciding to stay.. Building appears to be a uni student type dorm.

If hygiene, cleanliness and a good stay are important to you, this isn’t the accommodation you’re looking for. Positive: Location was good. Pool looked nice but too busy reporting property issues to enjoy it. Negative: Unhygienic bedding, dirty and broken appliances. Slow and useless responses from property manager to rectify significant issues. Duvet came uncovered in both bedrooms. Urine on toilet rim and around base of toilet. Filthy toothbrush holder. Many things were unclean including the microwave, couch and cushions. Washer/dryer didn’t work. My daughter and I were locked out of the property in the freezing cold for an hour because the property manager hadn’t communicated check in details.
